General Information

JCS Real Estate Service, Inc. has extensive experience in the appraisal of residential and commercial use property types throughout the Chicago metropolitan area. Special assignments have been accepted in Indiana, Wisconsin, and Michigan. Appraisal assignments can be ordered on-line at www.jcsres.com.

Residential Services

JCS Real Estate Services, Inc. specializes in the ÒNorth ShoreÓ market area and has extensive experience in the valuation of Òupper bracketÓ residences. This includes residences with riparian rights along Lake Michigan and proposed construction projects from plans and specifications. Other areas of expertise include tax appeal, partial interest valuations and retrospective assignments for litigation and tax matters. Preferred market area is Northern Cook County and Southern Lake County, Illinois; however, this area can be expanded to accommodate special needs.

Commercial and Industrial Services

JCS Real Estate Services, Inc. provides commercial and industrial appraisal services and consulting in the Cook County and Lake County market areas; however, this area can be expanded to accommodate special projects. We have experience appraising variety of properties including neighborhood centers, office complexes, apartment complexes and special use properties.

JCS Real Estate Services, Inc. provides timely service to its clients. Delays in accessing a property or in receiving property information require updates that can be used to keep your clients informed. Questions or requests for additional information on completed assignments are a priority. Answers or solutions are provided timely through communication by e-mail or telephone. All reports are delivered by digitally through e-mail (Adobe-PDF format) plus printed color copies of reports.

Data Sources

The valuation of real estate requires access to current market data. JCS Real Estate Services, Inc. has computerized on-line access to market data and receives written supplementary information. On-line sources include Loop Net, CoStar Comps, Information Services of Illinois, commercial and industrial brokerage firms, MRED, Ltd Multiple Listing Service and Northern Illinois Planning Commission.

Supplemental written sources include: market studies, plat books, census tracts, flood maps, zoning maps, news publications and letters, text books, cost manuals, magazines, and newspapers.

Appraiser Qualifications

All appraisers are licensed with the State of Illinois Certified Residential Level or General Real Estate Level and are in good standing with the Office of Banks and Real Estate. John C. Satter is a General Accredited Appraiser (GAA) with the National Association of Realtors and a member of the Appraisal Institute (MAI).
